Feb 2024 BTO: Unit Analysis for Tanglin Halt Courtyard at Queenstown

The only Prime Location Housing (PLH) development in this Feb 2024 BTO launch, Tanglin Halt Courtyard is conveniently located near the Commonwealth MRT station and will be integrated with a hawker centre and market. Since it’s one of the smallest PLH projects and the only one this time, there's likely going to be a pretty decent level of demand for this project, although the restrictions may still mean it wouldn’t be as popular as the other projects in this launch. In this article, I take a closer look at what’s surrounding the site and do a brief analysis of the stacks available.

What’s around the site?
If you are familiar with the place, Tanglin Halt Courtyard will be built at the former Tanglin Halt neighbourhood centre. Last I visited the area (back in October 2023), things had felt a bit dreary and was really in need of a refreshment. So it is exciting to hear that HDB plans to redevelop the area with an integrated development composing a two-storey hawker centre and market.
Other amenities within the development include a polyclinic and preschool, so residents there would find most of what they need within the vicinity. This is part of HDB’s phase 1 rejuvenation plans, and in phase 2, the site adjacent to the BTO will be developed, likely housing more retail options. Phase 2 will only begin when phase 1 is completed though.

The area is pretty quiet for a prime location. It isn't adjacent to the Commonwealth MRT, which by the way is about an 8-min walk from the BTO, so you don't really hear much noise from the tracks. The road to which it is bounded is also relatively peaceful even though I was there during peak hours. The nearby school's entrance is located along the road though, so there may be some congestion during drop-off and pick-up times.
For nature and fitness enthusiasts, the Rail Corridor is also located close by. And there will be a linear park linking it all the way to the Commonwealth MRT station.
There are no malls within a short walking distance. The nearest one is about a 22-min walk away, or one MRT stop from Commonwealth MRT.
Your nearest supermarket will likely be the Sheng Siong supermarket located across the road at Blk 88 for now. Right next to the MRT, there’s also a food court for your day-to-day meals.
If you are concerned about what primary schools are within the 1-km distance in this area, there’s only New Town Primary School located right across the road, with Fairfield Methodist School (Primary) and Queenstown Primary School just out of reach within a 2-km radius.
Which unit to choose for Tanglin Halt Courtyard?
2-room
For folks looking at the 2-room Flexi units, you have the choice between Type 1 and Type 2. Both units have the same view overlooking a future residential high-rise.
These stacks also have a view of the precinct pavilion on the 3rd floor, so it might get noisy during events or ceremonies (unless there is another level on top). I suggest looking into a unit on a higher floor if you want a quieter living environment.
Also, just something to keep in mind—the Type 1 stack is situated at a corner, which means you'll have a bit more privacy away from any nosy neighbours wandering down the hallway. The only downside is that one of the external walls is not blocked by another stack, so the Type 1 stack might receive more afternoon sun (from the September to March months) compared to the Type 2 stack.
The decision ultimately comes down to whether you prefer a slightly larger and pricier flat with a small study area (Type 2) or a smaller flat (Type 1).
4-room
There are more choices if you’re going for the 4-room units.
If you're looking for a unit with relatively unblocked views, stacks 100 and 102 are your best bet. But if peace and quiet are your priorities, you may want to consider stacks 104 and 106. Just keep in mind that stack 102 and 104 have their service yards facing the carpark, which could impact your privacy. Also do take note that units on level 8 in stack 102 may have less privacy due to the link bridge.
All the 4-room stacks will receive a bit of the afternoon sun. Stacks 100 and 102 will get them from around March to September, while stacks 104 and 106 will get them from around September to March months.
