Northies, this Woodgrove Edge BTO launched back in Feb 2024 may stir your interest. Despite the nearby SLE, it's tucked away in a relatively quiet nook surrounded mainly by private housing. We take a look at what else is there around the site and pick the best stacks to go for.

What’s around the site?

If I had to pick a theme for the Feb 2024 BTOs, it would definitely be “expressway”. It seems a majority of them are situated near one, and Woodgrove Edge is no exception. A part of it is right next to the SLE, although thankfully there will be a noise buffer in the form of the carpark and a soon-to-be-built park.

Save for the noise from the SLE, the neighbourhood this BTO is in is actually pretty quiet with low footfall, and is surrounded mainly by low-rise private housing (most are only about 5 storeys tall so they are great for views). The other roads it borders, Woodgrove Avenue and Rosewood Drive, don’t have a lot of traffic either when we visited the site.

Woodgrove Edge is about a 15-minute walk from Causeway Point and the Woodlands MRT station (around a 12-minute walk to exit 7), which is conveniently located on two different lines—the North-South and Thomson-East Coast Lines. It's not super close, but it's not too far either. (I walked this route myself and while it's manageable, there isn't much shelter along the way).

While you can probably find everything you need at the major shopping mall, Causeway Point, if you don’t want to venture too far from your home, the nearest amenities are actually located with the BTO itself. There will be an eating house, mini mart and other shops located at the first floor of the multi-storey carpark along Woodgrove Avenue.

There’s also The Woodgrove mall, a 10-min walk away. This small mall houses a food court, a supermarket (Fairprice Finest), fast food restaurants and a number of retail shops and other services.

For young families, the primary schools that are within a 1-km radius are likely to be Fuchun Primary School, Innova Primary School, Si Ling Primary School and Woodgrove Primary School. 

Which unit should I go for at Woodgrove Edge?

2-room

Stacks 628 and 638 are good choices if you want unblocked views and want to avoid the afternoon sun. But make sure you pick a unit that’s above the 5th floor, so you can overlook the condominium buildings in front of the stacks. These stacks are also corner units, so there’s a decent amount of privacy as well.

The downside are that the two stacks are located at the block furthest away from the main road, so it’s going to be a slightly longer trek whether you want to get to the nearby mall, the bus stop or to walk to the MRT.

Note that stack 628 is a Type 2 unit, while stack 638 is a Type 1 unit. The difference are their sizes;  Type 1 units are typically a bit smaller and cheaper, whereas Type 2 units are typically larger and pricier with enough room to maybe eke out a study or even a guest bedroom.

3-room

For unblocked views, go for a unit on a floor higher than the 6th storey at stacks 644 and 646. These two stacks overlook the SLE, although there is some distance between the expressway and the stacks so the noise may be mitigated somewhat. The other downside is that these two stacks do get the afternoon sun.

Stacks 548 and 550 would be ideal for avoiding the afternoon sun. Their location is quite a distance from the next block and they are not directly facing other stacks, making them great for privacy. Plus, stack 550 has the added bonus of being a corner unit. However, being close to the car park, playground, and fitness station means they may not be the quietest choice.

4-room

Stack 568 is a perfect option for the 4-room units because it doesn't get too much afternoon sun, it's peaceful since it faces a small road instead of the facilities onsite, and you'll have relatively unobstructed views if you choose a unit above the 5th floor.

Stacks 516 and 518 are also pretty decent in terms of unblocked views and peace and quiet. The downside is that they are likely to receive some afternoon sun, especially from the northwest directions during the months between March and September.

5-room

I like stack 570 for the 5-room units since it doesn’t get the afternoon sun and its surrounds are also quite quiet. Plus, this stack isn’t located too closely to the lift lobby or the rubbish chute, so there’s a bit more privacy. Make sure you opt for a unit above the 5th floor to enjoy unobstructed views.

Another stack you might want to consider is stack 592. It doesn't get much afternoon sun, and it offers more privacy compared to the other 5-room stacks because it doesn't face directly towards a neighbouring stack or is located near the lift lobby or rubbish chute. However, keep in mind that it is an internal facing unit, so you won't have unblocked views.

Something to take note of when you’re choosing your 5-room unit: there are two different floor plans. See below. The first floor plan has the bomb shelter located near the entrance of the home, which makes it a good choice if you are thinking of turning it into entrance storage or a shoe cabinet. But it does cut into some living room space and if you’re thinking of closing up your suggested study area, things may feel a bit cramped and there may be some wasted space.

The second floor plan has the bomb shelter moving into the kitchen, so you’ll eat up some kitchen space and possibly some cabinet/countertop room as well. But you can consider doubling the bomb shelter as a kitchen larder or pantry for extra storage. Having the bomb shelter there also frees up your living room space to create more flexibility in how you want to arrange things in the communal zone.
