Woodleigh Glen BTO Quick Siteplan Analysis

For this exercise, I have included the measurements of the estimated distance to the roads and neighboring residential units. This will give you an idea of roughly how close certain stacks are near the roads.

Here are some photos of the BTO site when our team visited the area on a weekend evening.

I shall pick out the popular units based on the following desirable attributes:

1. Park view; 2. Unblocked view; 3. Non-west facing; 4. Home privacy and; 5. 'Private' corridor.

Lastly, please refer to the write up here to find out how you can mitigate the effects of undesirable attributes (such as the western sun etc) on a HDB unit. :)

For homeowners who want to enjoy the park view.

Blk 206A: Stack 21 & 23 Blk 206B: Stack 41, 43, 45 & 47 Blk 206C: Stack 65, 67, 69 & 71 Blk 206D: Stack 89


During the site visit, the team noted that the area is mostly bounded by landed private housing and is very windy. Therefore, here is one of the potential views that the higher units might get.

For homeowners who want to enjoy the relatively unblocked view (not directly facing into any of the neighboring units).

* Avoid this stack if you want to avoid the noises from gathering spots such as the children’s playground, elderly fitness station and adult fitness station.

” Avoid this stack if you wish to avoid human traffic from the lifts.


For homeowners who want to get away from the western sun.

Blk 206A: Stack 27^, 29, 35 & 39* Blk 206B: Stack 51*, 53, 59 & 63 Blk 206C: Stack 73*", 75 & 81 Blk 206D: Stack 91*", 95* & 101 Blk 207A: Stack 205, 209 & 213 Blk 207B: Stack 195 Blk 207C: Stack 181 Blk 207D: Stack 163 & 167

* Avoid this stack if you want to avoid the noises from gathering spots such as the children’s playground, elderly fitness station and adult fitness station.

^Avoid this stack if you do not wish to stay so near the Electrical Sub-Station.

” Avoid this stack if you wish to avoid human traffic from the lifts.


For owners who wish to get some home privacy, these are the following units which visitors cannot peek into the unit when they walk past the corridor.

Blk 206A: Stack 21, 23* & 33 Blk 206B: Stack 41, 47 & 57 Blk 206C: Stack 65, 71 & 79 Blk 206D: Stack 85, 89 & 97 Blk 207B: Stack 189 & 195" Blk 207C: Stack 175 & 181" Blk 207D: Stack 157

* Avoid these stacks if you want to avoid facing the main roads or another residential development. Note: All of the above stacks will experience the western sun except for stacks 195 and 181.


For owners who wish to extend the size of their unit by purchasing the common corridor from HDB, these are the units which they can consider.

Blk 206A: Stack 21 Blk 206B: Stack 41 & 47 Blk 206C: Stack 65 & 71 Blk 206D: Stack 85* & 89 Blk 207B: Stack 189* Blk 207C: Stack 175* Blk 207D: Stack 157*

* Avoid these stacks if you want to avoid facing the main roads or another residential development. Note: All of the above stacks will experience the western sun.


Our team checked out the road traffic noise on a weekend evening. We observed that the traffic is moderately heavy and the level of noise ranges between 60 to 70 + decibel. However, the traffic will be heavier during the weekdays and therefore, the noise level will be much higher too.

So, if you are sensitive to noise, aside from the stacks which are next to the roads, you should also avoid the following stacks which are either near to the playground, the adult or the elderly fitness station.

Blk 206A: Stack 37 & 39 Blk 206B: Stack 49, 51 & 63 Blk 206C: Stack 73" & 83 Blk 206D: Stack 85 & 93

” Avoid this stack if you wish to avoid human traffic from the lifts.

To conclude, there is no such thing as the perfect stack. Therefore, you should decide with your partner the selection criteria prior shortlisting your units. Nevertheless, based on the attributes which I have listed above, here is a summary of what each stack has to offer.

Blocks 206A, 206B, 207A and 207B are nearer to the Woodleigh Village, which is next to the Woodleigh MRT Station. Hence, you should choose the stacks from these blocks if you wish to be nearer to the MRT.
