16 Space-Maximising Floor Plans for the Dec 2023 BTOs

As we wrapped up 2023, HDB gave us eight BTOs in the Dec 2023 launch. There were two PLH BTOs, including Alexandra Peaks and Ulu Pandan Vista. Northies were given Urban Rise and Woodlands Beacon, both of which were very well-received thanks to their location next to Woodlands MRT. In the extreme ends of Singapore, we have Jurong Arcadia and Petir Park Edge in the west and Chai Chee Green in the east, all of which were nestled in relatively muted neighbourhoods. Then there’s Sin Ming Residences in Bishan, another popular BTO located adjacent to Upper Thomson.

If you're considering a unit at one of these BTOs, we've compiled some floor plan ideas that might come in handy when mapping out your space. Carefully considering the available area, we made sure these ideas optimise space while adding a touch of creativity so you can stand out from the crowd.

1. Urban Rise @ Woodlands (2-room Type 2)

Designing a 2-room space can be quite challenging due to its limited size. As such, we considered a platform storage in the bedroom to help you maximise floor estate. Rather than go for a built-in or freestanding TV console, a projector TV will make every inch count.

2. Urban Rise @ Woodlands (5-room)

The area behind the living room in a 5-room unit is often recommended as a study space. Place the work desk directly behind the couch to create a natural division in the room and maintain an open and airy feel. By doing this, you will have an entire wall on the opposite side available for installing built-in storage to keep all your belongings organised.

3. Woodlands Beacon (3-room)

In this floor plan, the kitchen has a long and narrow layout. Carving out a slice of glass window helps to invite light in. Instead of opting for lower cabinets, you might want to think about setting aside space for counter-height stools, allowing for a casual dining experience.

4. Woodlands Beacon (4-room)

We re-oriented the layout of the bed in the master bedroom in this floor plan so you get a walk-in closet within the space without having to sacrifice a room or hack down walls. Plus—a full dressing table for your morning/night routines!

5. Sin Ming Residences (3-room)

By moving the bed and positioning it on a platform against the window in our master bedroom, we created extra storage space. Not only that, but the raised height also adds a level of sophistication and clearly defines the separate area for our closet, giving it a more exclusive feel.

6. Sin Ming Residences (4-room)

Here’s a wet and dry kitchen design for this 4-room floor plan. The dry kitchen includes a built-in dining area to maximise space and create a seamless look. Behind the dining table, the built-in storage could serve as a convenient pantry space or a spot for preparing breakfast.

7. Jurong Arcadia (3-room)

This floor plan idea is a great option for those that have extra room. We got rid of the hackable wall between the two bedrooms, which allowed us to create a larger master bedroom for added luxury. In addition to having ample closet space, you also have the opportunity to position your bed in the centre and even create a small workstation area.

8. Jurong Arcadia (4-room)

Attention Muji fans, here’s an idea you'll love: Since the living room in this floor plan is quite compact, why not create a low platform to define the space and make the furniture seem less heavy visually? Not only does this help create a clear distinction, but it also allows you to add some floor cushions and transform it into a cosy Japanese-style retreat. Plus, when you need it, you can easily convert it into a multipurpose area.

9. Chai Chee Green (3-room)

Don’t need the extra room? Remove the wall in between the two bedrooms and combine them into one large bedroom. This oversized suite comes with plenty of closet room, a swivel door and wood panels for ventilation.

10. Chai Chee Green (5-room)

If you're someone who enjoys having an eat-in kitchen or loves to host gatherings, then this floor plan idea is perfect for you. Set up an island in the kitchen, which can also be used as a prep space when needed. Then, utilise the extra space behind your living room for a dining area.

11. Petir Park Edge (4-room Type 1)

Extend the kitchen counter beyond the confines of the kitchen to create a convenient space near the foyer for setting down keys and other small items. On the opposite side, a built-in dining nook with bench saves space and provides ample seating.

12. Petir Park Edge (4-room Type 2)

Unlike the previous layout of Petir Park Edge, the bomb shelter now opens into the kitchen instead of the foyer. To optimise kitchen storage, consider constructing an L-shaped counter that also doubles as a breakfast bar with the addition of stools.

13. Alexandra Peaks (2-room Type 1)

A secret door in this 2-room floor plan not only adds a touch of Narnia but also enhances the overall seamless design and reduce visual clutter, important in a small space. The bedroom features a projector TV, providing the perfect setting to enjoy your favourite dramas in the comfort of your own room.

14. Alexandra Peaks (2-room Type 2)

Bet you thought a walk-in wardrobe wasn’t possible in a 2-room floor plan! Here, part of the closet doubles as a divider to help maximise storage.

15. Ulu Pandan Vista (4-room Type 1)

Consider using a built-in dining bench instead of a traditional living room setup to maximise seating and eliminate the need for a separate dining area. This is ideal for hosting gatherings. This layout also allows for a dedicated foyer, adding storage and an element of privacy.

16. Ulu Pandan Vista (4-room Type 2)

If you're not a fan of the bomb shelter near the entrance of your home, a solution could be to hide it behind storage. Incorporate a rounded edge to create a softer transition from the entrance to the rest of the home. In the kitchen, you could also consider using a low wall to separate the space while still allowing light and air to flow through, maintaining an open and airy atmosphere.
