Sometimes when your renovation goes wrong, it’s easy to pin everything on your interior designer. The reality though, is less well, comfortable. A lot of renovations fall apart through small misalignments. Whether it’s unclear decisions or assumptions that were only verbally communicated.If you’re planning a renovation, these are the common pitfalls that you, as a homeowner, may fall into, turning your home reno into a project management nightmare.<h3>1. You keep changing your mind</h3>Every homeowner’s been there. You picked a laminate… then saw another one on Instagram that you like. Or you confirmed open shelves for your kitchen only to backtrack because a friend told you it accumulates dust like crazy.None of this is unusual. In fact, it’s kinda expected right? But here’s the part you may not be aware of. Every change you make during the renovation process has a ripple effect. Materials may need to be reordered or completed work may need to be redone. Timelines get pushed back and costs go up through those variation orders.&nbsp;How to manage? You will want to lock in key decisions early. Things like your layout, carpentry and finishes. Tell your ID only when you’re confident these things won’t change. Put everything together in a moodboard to see how everything works together, so you can be confident that these are what you want. Sometimes you saw something trendy on socials and think you will need to have it in your home. Sit on it for a while, and the practicality might outweigh the need to have that feature, especially if it’s going to derail a big bulk of your reno.When changes do happen (and they will), ID with clearer processes like <a href="https://www.case.org.sg/casetrust/casetrust-accreditation-for-renovation-businesses/">CaseTrust-accredited firms</a> will track revisions properly and offer you price changes transparently. You assumed it was included</h3>Unfortunately, this is one of the more common sources of friction between a homeowner and an ID. Somewhere along the way of your reno progress, you thought something was covered. Things like making good a wall after hacking, protection works for furniture or appliance installation… I mean, these are basic works that should be included right? WRONG.I’ve learnt this the hard way myself. During my own home renovation, I actually DIY-ed a lot of things because I didn’t want to pay extra. No one’s trying to be unnecessarily difficult. It’s usually just a gap between what was said, what was understood and what was actually written down into your final quote.How to manage? Make sure you aren’t just relying on verbal confirmation. Get everything documented. Go through your quotation line by line and ask yourself what’s not included. Was it the Blum hinges that you wanted? You didn’t account for needing to make a lot (and I mean a lot) of decisions</h3>Most folks don’t realise the number of decisions you will have to make throughout your whole renovation journey. From tile sizes, colours and grout choices and laminate finishes to lighting placement and power point locations, and these are just the tip of iceberg.Sometimes, what you may think is a simple decision like whether or not to overlay your bathroom tiles may actually encompass other facets like whether you will need to change out your door since it no longer has the required clearance and whether you will need to get entirely new bathroom fixtures since the overlaid tiles will mean they no longer fit perfectly.When you are juggling all these (often with a full-time job), decision fatigue can set in. Sometimes, you push back decisions until it’s too late. Other times, you make a quick decision without fully thinking it through, and only realise later that it doesn’t quite work with the rest of the space. These rushed or unclear decisions often lead to regret, small redesigns, or tweaks that slowly add to your overall cost.How to manage? One of the ways I found it easier to handle all these decisions I had to make throughout the reno was to batch decisions based on location of the home. For instance, I decided on my kitchen layout (including how the internal cabinets would be and where the sink and hob would go), backsplash and countertop materials and laminate choices for my cabinets before moving on to the rest of my home.<figure class="image"><img style="aspect-ratio:1920/1279;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/c7a7b6d7-a869-4faa-9a94-8f6564f77f7a-blob" width="1920" height="1279"></figure>Design: <a href="https://www.renonation.sg/professionals/ovon-design">Ovon Design</a>Don’t leave too many things TBC later. Make key selections before work starts where possible. Sometimes though, it can’t really be helped because you may encounter an issue like a hidden pipe after hacking away old cabinets for instance that would force you to adjust your previous choices. But having a solid idea of what you want to do would really help with those minor adjustments later on.A good interior designer will help guide you in these decisions, prompt you at the right time and provide clearer options so you’re not deciding things on the fly. Having that structure can make the entire process feel far less overwhelming, and reduce the chances of making decisions you will need to revisit later.<h3>4. Your timeline was too optimistic</h3>Most renovations actually look pretty straightforward on paper. You think, hmm, it should be done in 2 months. But in truth, timelines can stretch for all sorts of reasons. It could be because material or product lead times, delays in getting the right permit or sequencing clashes between different works (particularly problematic if you do get different contractors for each work). Once one part gets pushed back, everything else also shifts with it. Carpentry can’t start until tiling is done. Electrical adjustments may depend on confirmed carpentry measurements.How to manage? Build buffer time (around 2 weeks) into your expectations. This could mean extending your temporary living arrangements or storage rental space a bit longer than what you planned for. Don’t plan your move-in date too tightly. If you do have excess time later on, it could be a great way to get your home ready (ventilate your home to minimise VOCs, schedule post-renovation cleaning or slowly move in things) so you can settle in quicker. Timelines may not always be shorter but at least they are more predictable and more easily managed. You chose your ID based just on vibes not on systems</h3>You met a few IDs and one of them feels right. They are easy to talk to, you have good chemistry and their portfolio looks great. So you went with your gut. There’s nothing wrong with that because it’s important to feel comfortable with the person who’s going to handle your reno, but it’s really only half of the equation. Beyond their personality and design, your renovation is also about documentation, coordination, cost tracking as well as handling issues when things go wrong. Things that are not so fun.How to manage? Ask about their processes rather than just their ideas. Look at how they document work and changes. Was what you told them to include or remove properly documented in the quotation? You can also understand how the handle disputes or delays.
