Launched in October 2023, Rail Green I and II are named after the Rail Corridor, which will run through both BTOs. These developments are conveniently located in a neighbourhood with numerous amenities and within walking distance of Bukit Panjang MRT. In this article, we'll explore the surrounding area and look at the units worth considering.

What’s around the site?

A very expansive site. The area used to be a heavy vehicle car park.

Rail I and II sits on a pretty spacious site, so each block is nicely spaced out. The arterial Woodlands Road runs along its border, frequently travelled by large and heavy vehicles heading towards various industrial sites. The area is still in its early stages of development, with many surrounding sites yet to be built upon. But once completed, it’s expected to see quite a number of high-rise residential developments.

One of the major highlights of Rail Green I and II is its close proximity to Bukit Panjang MRT station on the Downtown Line, which provides direct access to the heart of town and the downtown core. Depending on which block you stay in, it will take you between 10 to 15 mins by foot to reach the MRT station.

Another great feature is the convenience of having three malls within walking distance. The nearest mall, Junction 10 (~9-min walk), may be smallest but it boasts a pretty substantial Sheng Siong supermarket for your everyday groceries. There are also eateries and a number of shops offering a wide variety of services. If you’re looking for larger, well-known brands, you can explore Hillion Mall (~16-min walk) and Bukit Panjang Plaza (~18-min walk), although they are a bit further away.

Hillion Mall, which also houses a bus interchange and is linked to the Bukit Panjang MRT station.

For something closer to home, Rail Green I’s Blk 30 will also house its own supermarket, food court as well as shops.

Based on our estimates, the primary schools that are within a 1km distance from Rail I and II are Teck Whye Primary School, West View Primary School and South View Primary School. This may change depending on the stack you decide on.

2-room

  • More privacy, quieter units: Stacks 301 and 315.
  • Away from the afternoon sun: Stacks 261 and 263.
  • Decent views: Relatively unblocked views at stacks 265, 267; Units above the 5th floor at stacks 293, and 295; unblocked and park views at stacks 311 and 313.

3-room

  • More privacy, quieter units: Stack 251.
  • Away from the afternoon sun: All of the 3-room stacks are likely to receive some afternoon sun, unfortunately.
  • Decent views: Relatively unblocked views at stacks 277, 279; Units above the 5th floor at stacks 281, and 283; unblocked and park views at stacks 323 and 325.

4-room

  • More privacy, quieter units: Pick a higher floor unit (above the 5th floor) at stacks 235 and 237.
  • Away from the afternoon sun: Stacks 285, 287, 307, 309, 319, and 321.
  • Decent views: Unblocked views for units above the 21st floor for stacks 233, 235, 245 and 247; Unblocked views for units above the 5th floor for stacks 287 and 307.

5-room

  • More privacy, quieter units: Stacks 337, 349 and 381; pick a unit above the 5th floor for stack 219.
  • Away from the afternoon sun: All of the 5-room stacks are likely to receive some afternoon sun, unfortunately. But certain stacks are better than others as they may be partially blocked by neighbouring stacks: 217, 218, 221, 223, 327, 343, 345, 359, 375, and 377.
  • Decent views: Relatively unblocked views for units unit above the 6th floor for stacks 367, 369, 379, and 381; park views for lower floor units at stacks 209, 211, 225, 227, 241 and 243; relatively unblocked views for stack 333.

3-Gen

There are only two options for 3-Gen stacks, so there isn’t much variety to choose from. Since we don't yet know what will be located in stack 383 (currently it’s designated for a high-rise development), we can’t fully recommend which stack is better. Both stacks are fairly similar in terms of privacy and the amount of afternoon sun they receive. However, we believe stack 383 has slightly better views, as long as it doesn’t face directly into a residential block.

Other considerations:

  1. If you’re looking to be nearer to the prominent amenities in Bukit Panjang, go for blocks 28A and 28B.
  2. Also steer clear of stacks that are facing the main road, including 265, 267, 277 and 279.
  3. Do also take note that the units at Rail Green II will be ready a bit later than those at Rail Green I, so check out the timeline to see which one works better for you.
