We found the area to be relatively tranquil during our site visit on a weekday morning. Traffic was low, while the hustle and bustle from the main road (Bukit Batok Road) is a low hum from where the site is.

In terms of transportation, there is a bus stop just outside West Hill along Bukit Batok West Ave 5. Currently, only feeder bus 991 plies the road. It takes you to Bukit Gombak station and terminates at Choa Chu Kang bus interchange. Amenities-wise, it’s a short walk to LeQuest, which is a mixed-use development featuring an array of retail and F&B options at ground level, including an NTUC Finest supermarket. There will also be a hawker centre built next to LeQuest, as part of Harmony Village @ Bukit Batok, which is the first assisted living public housing development by HDB.

Image credit: HDB Otherwise, you can take advantage of neighbouring BTO West Plains, located just across Bukit Batok West Ave 5, which is set to have a supermarket, retail shops and a coffee shop within the estate. One of the main highlights of West Hill @ Bukit Batok is the upcoming Bukit Batok Hillside Nature Park. Announced late last year, the park is slated to open in 2024 and will remain forested and rustic, featuring an existing natural stream that runs through the site.

These prized stacks offer view of the upcoming Bukit Batok Hillside Nature Park: 470A: 909, 911 470C: 935, 937, 939 470D: 945, 947, 953, 955 471C: 1001, 1003, 1015, 1017 472B: 1031, 1033, 1035, 1037

Keeping cool – away from the hot afternoon sun

In Singapore, the hot afternoon sun comes in two different directions. From March to September, it mainly comes from the northwest. From September to March, it comes from the southwest. You don’t want to choose a unit that has the main lounging areas of the home e.g. bedrooms and living room facing these directions. It’s not just the windows facing these directions that matter, but you want to make sure that the main walls aren’t facing these directions as well since walls can absorb heat, turning your interiors into a sauna when you come home in the evenings. For a cooler unit, these are the best stacks to pick: 470A: 913, 915 470D: 945, 947 471A: 971, 973 471B: 993, 995 471C: 1001*, 1005, 1015* 472A: 1023, 1025 472B: 1035, 1037 *Blocked from neighbouring blocks

Privacy, please

For flat buyers who like their privacy, pick corner units that are away from rubbish chutes and the lifts. These stacks will have fewer neighbours walking by and looking in: 470A: 917 470B: 919, 931 470C: 933, 935, 941, 943 470D: 947, 953, 955 471A: 961, 977 471B: 983, 999 471C: 1007, 1009, 1015, 1017 472A: 1019, 1029 472B: 1031, 1033, 1041

Peace and quiet

In general, you will want to avoid stacks facing the roads directly. While we found the volume of traffic relatively low (for Bukit Batok West Ave 5, as Bukit Batok West Ave 8 is still under construction) during our site visit, traffic is likely to increase once the surrounding BTOs are built and people start moving in. Also, areas where people tend to congregate (drop-off points, car park, hard court, pavilion, playgrounds, fitness corners, and childcare centre) will also see higher noise levels. For peace and quiet, these are the best stacks to pick: 470A: 913 470B: 925, 927 470D: 945 472B: 1035, 1037
