The smallest project in the Dec 2023 BTO launch, Petir Park Edge sits at the edge of Petir Park, which is nestled within the Cashew, Bukit Panjang neighbourhood. It’s a relatively quiet locale, without a lot going on, but there are still merits to this project worth exploring. We take a look at what’s around the area and also check out the stacks to pick if you managed to get a unit here.

What’s around the area?

This BTO is sort of wedged between a cluster of private and public housing in a Bukit Panjang neighbourhood. Petir Park, which borders this BTO, was a hive of activity when we headed down to the site to observe the area on a weekday morning.

The closest MRT station to Petir Park Edge is Bukit Panjang on the Downtown Line, which is about a 10-15 minute walk away. That’s also where the main amenities in the neighbourhood are located. So you get the trio of malls, Hillion Mall, Bukit Panjang Plaza and Junction 10, all within the vicinity. The walk is relatively doable, mostly a flat terrain with most of the way sheltered. Otherwise, you can hop onto a feeder service or the LRT to reach this hub.

The malls have practically everything you would need, making it quite convenient. Not quite doorstep convenience for residents at Petir Park Edge per se, but convenient enough that you don’t have to head beyond this area. Supermarkets in the three malls include a Fairprice, Fairprice Finest, and Sheng Siong.

Adding to the convenience is also the bus interchange located within Hillion Mall. There are buses there that go to town and to the CBD areas.

Closer to home, there will be a supermarket, an eating house and shops within the BTO itself. There’s also a mini mart across from Petir Park and a coffee shop across Petir Road for everyday meals. The Bukit Panjang Community Centre is also located nearby. There are also cycling paths that connect you to nearby park connectors. While it may not seem that way with all the concrete surrounding the area, the nearest green node, Chestnut Nature Park, is only about an 8-min bike ride away.

For primary schools, there are a number of them that will be within the 1-km radius. These are: CHIJ Our Lady Queen of Peace, Bukit Panjang Primary School, Zhenghua Primary School, and Beacon Primary School.

Which units should you go for at Petir Park Edge

There aren’t a lot of stacks to pick, and also a limited number of unit types here, with only 2-room and 4-room units available.

2-room

As with other BTO projects, there are two types of 2-room layouts to pick from. Type 1 (represented by the pale orange hue) are smaller units, while Type 2 (seen in darker red) are the larger of the two layouts.

If you aren’t picky about size, stack 520 is quite a decent pick in terms of views, quietude and privacy. The downside is that because it’s facing west, you are likely going to get the full brunt of the afternoon sun.

For Type 2 units, we like stacks 512 and 514, which face an existing HDB block. The block is only four storeys tall, so if you pick a higher floor unit, you are likely also going to get relatively unblocked views and privacy.

4-room

In terms of the 4-room units, the “outside-facing” stacks are great and quieter options as they don’t face the on-site facilities where people tend to gather. Stacks 504 and 506 have street carpark/park views and are unblocked.

At stacks 508, 510 and 516, you'll want to pick a unit on a higher floor above the 13th storey for relatively unblocked views. For stacks 522 and 524, which face Cashew Heights condo, you will need to go for a unit above the 16th floor to get unblocked views.

The stacks that are likely to be cooler and won’t get the full impact of the afternoon sun are 508, 510 and 516. For privacy from nosy eyes along the common walkway, the corner end units such as stack 504 and stack 526 are your best bet.

Another thing to note also when picking the 4-room units is that there are two floor plans available to choose from. There aren’t a whole lot of difference save for the location of the bomb shelter. Type 1 has the bomb shelter in the living area, so you get a smaller living room but more usable walls in the kitchen. Type 2 has the bomb shelter in the kitchen so you only have one wall in the kitchen for carpentry but in return, you do get a more open living room space.
