A few years ago, I went through my first home renovation for my BTO, my first-ever home! At the time, I had engaged a <a href="https://www.case.org.sg/casetrust/casetrust-accreditation-for-renovation-businesses/">CaseTrust-accredited renovation firm</a>, but honestly, I did not go into it with some deep understanding of what that meant. I just knew it was one of the things people looked out for when trying to find a more reliable firm. Like most first-time homeowners, I was mainly hoping I would not end up with a bad experience.&nbsp; And because it was my first renovation, I also did not really know what to expect. I had no benchmark and no past renovation experience to compare it to. But now that I'm asked to look back on it, here's something I realise: my reno was well, kinda boring. There really isn't a whole lot of things to say.&nbsp;&nbsp;They say to make a good story, one needs a proper hook and some drama. But my renovation story was pretty drama-free. What I mean is that there weren't any major disputes, no sudden ghosting or hidden charges halfway through. At the time, I thought that was just... normal. But after hearing more renovation stories from other homeowners over the years, I have come to realise that I was actually really lucky. &nbsp;<h4> Success = no drama?</h4> And so that’s probably why I would call my renovation a success. It really should be in quotation marks since it wasn’t perfect, obviously. Nor was it especially impressive. But I call it a success because the entire process actually felt clear and manageable.&nbsp; One of the things I appreciated was that expectations were clear from the start. The quotation was also fairly easy to understand, and I did not get the feeling that there were hidden costs waiting to pop up later. For a first-time homeowner, that matters a lot. Renovation is already stressful enough without having to make sense of vague terms or lump-sum calculations or that every conversation with my ID would require a top-up.&nbsp;<figure class="image"><img style="aspect-ratio:1824/1368;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0be565d0-4ec4-41c1-9e8d-657897c84584-blob" width="1824" height="1368"></figure> Of course, no renovation stays exactly the same from start to finish. There were some changes along the way. I did change my klitchen countertop material, and upgraded to better laminates that weren't included in the original quite for instance. But whenever that happened, it was followed up with a proper variation order and I had to sign off on it. Again, at that point, I did not think of this as anything special. It just felt like part of the process. But now I think that kind of paperwork is actually one of the reasons the process stayed smooth. When changes are clearly documented, there is less room for confusion later on. Nobody has to argue over whether something was included or suddenly added in at the last minute. And this keeps things clear for both sides. That, to me, is one of the more understated but useful parts of going with a CaseTrust-accredited firm. It does not mean your renovation will be flawless or that every accredited firm is automatically amazing. But it does mean there is a clearer framework in place, and when you are a homeowner who does not know what to look out for yet, that structure really helps.&nbsp; Another thing that made the process easier was that I did not have to chase too much for updates. Progress was communicated reasonably well, and I was not constantly wondering what was happening on site. To be fair, I would not say that is purely because the firm was CaseTrust-accredited. Communication really depends on the individual company and the people handling your project. But when the whole renovation is being handled in a more structured way, things do tend to feel less chaotic.<figure class="image"><img style="aspect-ratio:1824/1368;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/5b9138cd-eccc-4c00-a39d-2f9e1f5aeb5d-blob" width="1824" height="1368"></figure> The handover itself was also pretty straightforward. My ID came by and took me through (fairly quickly haha) what was done. It did not feel like some kind of five-star service experience, but that was finnneee. What mattered more was that I did manage to point up a couple of imperfections that he immediately got his team to rectify.&nbsp; I think sometimes when people talk about a “successful" renovation, most people focus on the outcome. How nice your looks or how seamless the carpentry is. But when I look back on my own experience, what stands out most was that I did not feel too stressful in the ways that really matter. That said, my renovation was not completely issue-free.<h4> Drainage issues and a carpentry problem</h4> About two weeks in, my drainage choked. Turns out, it was because the workers threw some of the renovation debris inside the drainage pipe! My ID got his plumber to come down and he was able to remove everything for me within the day. Then two months later, I had a problem with the carpentry. Okay, so it wasn’t a major issue but one of my wardrobe doors came off and needed to be fixed. As it was still within the 12 months warranty provided (CaseTrust firms have to offer workmanship warranty for a period of 12 months from completion date of your reno works), I contacted my ID about it and they came back and fixed it without me needing to ask a second time. There wasn’t any pushback or dragging and I think that alone made a big difference to how I remember the whole experience.&nbsp;<figure class="image"><img style="aspect-ratio:1824/1119;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/ddb1856f-16fd-4718-8fd3-e0b3a2564f18-blob" width="1824" height="1119"></figure> Because think about it, this is what most homeowners want, right? They don’t need perfection (unless you’re a perfectionist) but most just want some kind of accountability.&nbsp; So fight me on this: you don’t need a reno firm with grand gestures; you just want to be clear about what you are paying for, what document changes property and want reasonable communication and to step up when something needs to be rectified.&nbsp; Looking back, I think that is why my first renovation felt kinda "boring". There was enough structure in place that I did not spend the whole project second-guessing everything. I was not constantly trying to protect myself from being taken for a ride or stuck in endless back-and-forth over costs or changes.&nbsp; Accreditation schemes like CaseTrust can play a useful role. They don’t promise perfection, but there are some guardrails around the process that will help you out, especially if you’re a first-time homeowner like I was. It gives a bit more confidence that there are proper processes in place, and that the renovation is less likely to go off the rails over preventable issues. I did not fully appreciate that back then. But I do now. So while my reno wasn’t dramatic (or the most magazine worthy), it was clear and relatively hassle-free. And that was more than enough for me.
