Your contractor says "8 weeks", but what is actually happening in each of those weeks? This checklist walks through a typical HDB or BTO renovation week by week, so you know which decisions are due when and where a delay can push back your move-in date. This guide is for general information. Prices and regulations may change, so check with HDB, BCA or your interior designer.<h3>Before Week 1: pre-renovation essentials</h3>Your renovation clock officially starts when HDB approves your permit, but the planning starts weeks before that. Four things need to happen first, and the order matters.Six to eight weeks out, settle on your interior designer or contractor. Get at least 3 quotes from <a href="https://www.renonation.sg/professionals">renovation professionals</a> and compare their proposed timelines and past work as well as the price.Four to six weeks out, finish the design discussions. Confirm floor plans, materials, colours and appliances, because changes after this point cost you both time and money.Three to four weeks out, submit your HDB renovation permit application. Processing usually takes 2–3 weeks, but it can stretch to 4 weeks in busy periods such as the surge after BTO key collection. One to two weeks out, order the long-lead items. Custom cabinetry takes 3–4 weeks to fabricate, and imported tiles or fixtures may need 2–6 weeks. Ask your contractor for a procurement schedule. For the broader stages around all this, read our <a href="https://www.renonation.sg/articles/the-complete-renovation-timeline-in-singapore-what-to-expect-and-do-at-every-stage">renovation timeline guide</a>.<h3>Week-by-week renovation timeline</h3><figure class="image"><img style="aspect-ratio:1408/768;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/24b08d6d-c275-4d2b-97d4-a1c031f95353-blob" width="1408" height="768"></figure>The table below shows an 8-week HDB renovation. Your contractor's programme will differ, so ask for theirs in writing. This schedule assumes a mid-range renovation in a 4-room HDB flat. Larger flats or heavier renovations can run to 10–12 weeks, while basic touch-ups may finish in 5–6.<h3>Room-by-room timeline breakdown</h3><figure class="image"><img style="aspect-ratio:1408/768;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/e1198c36-bbc8-4d81-ab8f-f3c4925912a5-blob" width="1408" height="768"></figure>Rooms take different amounts of time. Knowing which ones drag helps you plan where to stay and what to start first.<figure class="table"><table><tbody><tr><td>Room</td><td>Typical duration</td><td>Dependencies</td><td>Can be fast-tracked?</td></tr><tr><td>Kitchen</td><td>3–4 weeks</td><td>Cabinetry lead time, hacking, tiling</td><td>Difficult: cabinet fabrication is the bottleneck</td></tr><tr><td>Master Bathroom</td><td>2–3 weeks</td><td>Waterproofing cure time (48–72 hrs), tiling</td><td>No: waterproofing cannot be rushed</td></tr><tr><td>Common Bathroom</td><td>2 weeks</td><td>Same as master but smaller scope</td><td>Slightly, can overlap with master</td></tr><tr><td>Master Bedroom</td><td>2 weeks</td><td>Wardrobe fabrication, flooring</td><td>Yes: wardrobe can be pre-fabricated</td></tr><tr><td>Living/Dining</td><td>2–3 weeks</td><td>False ceiling, feature wall, flooring</td><td>Yes: fewer wet works involved</td></tr><tr><td>Other Bedrooms</td><td>1–2 weeks each</td><td>Flooring, wardrobe, painting</td><td>Yes: simplest rooms to complete</td></tr></tbody></table></figure>Indicative durations from typical contractor schedules; confirm against your own scope. The kitchen and bathrooms set the pace of the whole job. They take longest and have the least room to move. Experienced contractors start them first and let the carpentry get fabricated in the meantime. For bathroom specifics, see our guide on <a href="https://www.renonation.sg/articles/11-bathroom-renovation-mustknows-for-every-homeowner">bathroom renovation must-knows</a>.<h3>Common causes of delays and how to avoid them</h3><figure class="image"><img style="aspect-ratio:1316/876;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/1551b792-0f47-4693-8f17-739b86be966f-blob" width="1316" height="876"></figure>Five problems account for most late renovations. Each has a fairly simple fix if you act before work starts.Late design decisions Changing a layout, material or colour after work has started means repricing, reordering and rescheduling. Lock in every decision before you submit the permit. Put together a materials board with physical samples, and sleep on big choices for 48 hours before confirming.Permit rejection or amendments HDB can reject a permit if the proposed works break its guidelines, or ask for amendments. Each resubmission adds 1–2 weeks. Hire <a href="https://www.renonation.sg/articles/10-tips-to-consider-when-hiring-a-renovation-professional">HDB-experienced contractors</a> who already know the rules, and read our guide to <a href="https://www.renonation.sg/articles/7-hdb-renovation-guidelines-which-every-homeowner-should-know">HDB renovation rules</a> yourself.Material supply issues Imported tiles run out of stock, countertop slabs get held up at customs and appliances are backordered. Order 20% extra tiles and flooring as a buffer, confirm stock before you commit, and have a backup choice ready for anything imported.Cabinetry fabrication backlogs Custom carpentry takes 3–4 weeks to fabricate, and in peak periods (Q1 and Q3) lead times can stretch to 6 weeks. Confirm carpentry designs early and pay the deposit to hold your fabrication slot. Semi-custom systems are a faster alternative if your schedule is tight.Weather and building maintenance Scheduled lift maintenance in your block can hold up material deliveries, and monsoon rain can delay external works and painting. Ask your town council about maintenance dates, and add a 1-week buffer for weather. Most of these are avoidable with early planning. Our <a href="https://www.renonation.sg/articles/14-questions-which-every-homeowner-must-ask-before-deciding-on-the-renovation-professional">list of questions to ask</a> before hiring a renovation professional is a good way to vet contractors before you sign.<h3>BTO vs resale: timeline differences</h3>Your flat type changes the schedule more than most people expect. BTO and resale renovations differ in these ways.BTO flats (8–10 weeks typical) A BTO is a clean slate. There are no old finishes to demolish, and HDB supplies the base fittings. The catch is that you must wait for your key collection date, and when the whole block renovates at once, contractors and suppliers get backed up. Check the flat for defects during your 1-year Defects Liability Period (DLP) before you start extensive work.Resale flats (10–14 weeks typical) You can start straight after purchase completion, and you are not competing with neighbours for contractors. Expect more hacking, though. Old wiring may need full replacement, and hidden problems tend to show up once the old finishes come off, so budget extra time for that discovery work. For more on both, see our guide to <a href="https://www.renonation.sg/articles/bto-vs-resale-renovation-timelines-when-to-start-so-you-wont-panic">BTO vs resale renovation timelines</a>.<h3>Frequently asked questions about renovation timelines</h3>How long does a full HDB renovation take? Most comprehensive HDB renovations take 8–12 weeks from permit approval to completion, covering full hacking, a new layout and complete finishing. Minimal renovations with no hacking can be done in 4–6 weeks. When should I start planning my BTO renovation? Start 6–8 months before your expected key collection date. That leaves time to shortlist contractors, finalise designs and order long-lead items like custom furniture. Can I live in my flat during renovation? Not during the first 3–4 weeks, when hacking, waterproofing and major structural work are under way. The dust, noise and safety risks make it impractical. Most homeowners stay with family or rent temporary accommodation. What's the fastest room to renovate? Secondary bedrooms, at 1–2 weeks if you only do flooring, painting and a basic wardrobe. Living rooms without elaborate false ceilings are also quick. How do I track my renovation progress? Ask your contractor for a Gantt chart or weekly schedule at the start, and request photo updates at the end of each phase. Visit the site weekly so you can raise problems early. What happens if my renovation runs late? Check your contract. Most include completion timelines with liquidated damages clauses, so if the delay is the contractor's fault you may be entitled to compensation. If your own changes or outside factors caused it, the timeline extends accordingly. How long does the permit approval take? HDB renovation permits usually take 2–3 weeks to process, and proposals involving structural changes may take longer. Apply early and build that time into your schedule. When is the best time to start renovation in Singapore? Avoid December–January (contractor holidays) and the weeks right after BTO key collections, when demand is high and lead times are longer. February–March and July–September are generally good, with steadier contractor availability.Ready to Start? Whether your flat is a BTO or a resale, a written timeline up front is what keeps your move-in date from slipping. Plan your weeks before work begins.<a href="https://www.renonation.sg/get-free-quote">Get free renovation quotes</a> from vetted professionals, compare the schedules they propose, and pick the team whose timeline you trust.
