During the October 2025 BTO launch, two new BTOs dropped in Yishun, one of which was located within the upcoming Chencharu estate. The high number of buses traversing the area also makes the roads relatively busy, so that’s something to keep in mind if you’re going for a unit that faces the road.<figure class="image"><img style="aspect-ratio:1080/608;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/c1617a79-03b3-485e-95c2-526cc6eeaee7-blob" width="1080" height="608"></figure>Yishun Ring RoadYishun Glade’s also one of the later projects in the area, so by the time you move in, most of the surrounding construction should already be done. This gives you a bit more certainty when it comes to things like facing and long-term views.<figure class="image"><img style="aspect-ratio:1080/608;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0c182c43-44aa-4fd4-83bf-dadacafff889-blob" width="1080" height="608"></figure>Site for Yishun Glade&nbsp;In terms of public transport, it sits about a 12-min bus ride or roughly a 19-min walk from Yishun Bus Interchange. It is not the most convenient option if you prioritise being close to major transport nodes.<figure class="image"><img style="aspect-ratio:1080/609;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/928f4123-2692-46e5-9b6b-818485a12a71-blob" width="1080" height="609"></figure>There's an existing bus stop in front of the BTO along Yishun Ring Road&nbsp;Junction Nine, a small neighbourhood mall, is about a 10-minute walk away. It houses a Sheng Siong supermarket along with a handful of retail shops and food options. Yishun Park Hawker Centre and Yishun Mall, which also functions as a neighbourhood centre with retail and F&amp;B, are around a 12-minute walk. These walks are not the most comfortable, but they are still manageable for most people. Otherwise, you could take the buses that go around the area.That said, there are smaller coffeeshops and eateries around the BTO, which should cover daily meal needs if you do not plan to cook often.Where Yishun Glade falls a little short on amenities, it makes up for it with greenery. The Khatib-Bongsu Park Connector is nearby and links all the way to the larger Yishun Park, which is a plus if you enjoy outdoor walks or cycling.For families with younger children, there are several primary schools potentially within a one-km radius. These include Chongfu School, Huamin Primary School, North View Primary School, and Xishan Primary School.&nbsp;<h3>What’s around Chencharu Grove?</h3>&nbsp;Chencharu Grove is located within the new Chencharu estate. As a quick recap, this 7-hectare estate in Yishun was introduced back in June 2024, with about 80 percent of the land set aside for residential use.In terms of public transport, the area is currently served by Khatib MRT station. Based on my own estimates, it should take roughly a 10-min walk from the station to reach Chencharu Grove. There is also a planned bus-only road running through the Chencharu estate, marked in purple on the BTO site map, which should help improve bus connectivity within the area.<figure class="image"><img style="aspect-ratio:1080/608;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/5d078ef4-7ed6-4c52-ac8e-8006fc45b5bc-blob" width="1080" height="608"></figure>Khatib MRTAnother upcoming development is the North-South Corridor expressway along the current Sembawang Road, which is scheduled to be completed in phases from 2027 onwards. This will provide more direct connectivity to areas like Toa Payoh and Novena, and it will also include green spaces as well as dedicated walking and cycling lanes, adding to the recreational options nearby.That said, the most significant development here is likely the large mixed-use project located right next to the BTO site. This project is set to include its own hawker centre and bus interchange, with up to 12,600 square metres allocated for commercial use. This should go a long way in boosting both amenities and convenience for residents. As the second-largest mixed-use development in Singapore’s north, after North Park Residences and Northpoint City, it is also expected to include around 875 residential units alongside the commercial
