We think this BTO deserved a bit more attention in the October 2025 launch. It’s located right next to a reservoir (waterfront views, anyone?) and will sit beside an upcoming MRT station. Plus, there’s a neighbourhood centre right next door. Sure, it’s not a natural waterbody, but it comes pretty close. Plus, you’ll get a neat little park right next door. Teban Market Place features a wet market and affordable hawker fare, and you’ll also find a few coffee shops in the area, along with a Fairprice supermarket. There are a couple more eateries near Ayer Rajah Community Club too.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/55fadf3f-b856-467b-8c64-2f2163a51451-blob" width="1200" height="675"></figure>Teban Market Place.&nbsp;&nbsp;Walk about 13 mins and you’ll get to Teban Place, a two-storey neighbourhood centre with a couple more food options as well as a Sheng Siong supermarket.Sitting just next to the BTO is the upcoming Pandan Reservoir MRT, part of the future Jurong Region Line. However, within 2 km, you’ll find Fuhua Primary, Nan Hua Primary and Qifa Primary School. &nbsp;<h3>Which unit to choose at Teban Heights?</h3>2-room<figure class="image"><img style="aspect-ratio:1824/1708;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/2fc380d1-bab1-4f16-b077-2b7128d7eacc-blob" width="1824" height="1708"></figure>Stacks 714 and 716 are better options if you’re looking for a quieter unit.Stacks 704 and 732 overlook the on-site facilities like the playgrounds, fitness stations and pavilion, so they are a bit noisier. We recommend avoiding the lower floor units for these two stacks. They do offer up decent unblocked views if you pick a unit above the 14th floor for stack 704 and above the 5th floor for stack 732, but it’s still inward facing so you will still see the opposite blocks. There are some caveats to keep in mind, though. Stack 700 faces the carpark, so we would recommend avoiding units below the 7th floor if you want to minimise traffic noise and fumes. It also faces the overhead MRT line, so you might get some noise from the tracks, although there’s quite a bit of buffer. We recommend getting &nbsp;a unit above the 7th floor at least for that. Opting for a higher-floor unit also helps to minimise noise from the overhead MRT tracks and the busy West Coast Road. Go for a higher floor unit above the 7th floor at least for those waterfront views. Avoid lower-floor units at these stacks to minimise traffic noise from the nearby West Coast Road.
