Fernvale Plains in Sengkang was one of the October 2025 BTO launches featuring a shorter waiting time. I headed down to take a look at the area and get a sense of what future residents can expect. Most of the immediate area is currently made up of HDB estates. To the north sits the TPE. Fortunately, the multi-storey car park within Fernvale Plains provides a buffer, so most stacks are unlikely to be heavily affected by traffic noise. While it isn’t an MRT station, it does add convenience, and Sengkang MRT is only three stops away. For shopping and dining, The Seletar Mall is two LRT stops away at Fernvale Station.Potential primary schools within a 1-km radius: Anchor Green Primary School, Fern Green Primary School, Sengkang Green Primary School, and Springdale Primary School. &nbsp;<h3>Which unit to choose at Fernvale Plains?</h3>In addition to 2-room, 4-room and 5-room units at Fernvale Plains, there are Community Care Apartments as well here. These are only allocated to seniors though, and the homes will be offered alongside customised care services.&nbsp;2-room<figure class="image"><img style="aspect-ratio:1631/1824;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/5538695b-5886-4098-a2e4-fbe8fee10242-blob" width="1631" height="1824"></figure>There’s only four 2-room stacks to go for. And if you’re going for the Type 1 units, which are smaller and more affordable, you can only go with stack 484. It also overlooks the upcoming park. Privacy appears to be fairly good, though this may change depending on how the undeveloped plot in front is eventually built. The main drawback is the likelihood of facing a few years of construction once that plot begins development.The stacks facing the carpark 408, 410 and 412 are great for relatively unblocked views if you’re picking a unit above the 7th floor. I won’t recommend the units below the 7th floor though since they face the carpark.For a quieter unit, consider higher floors at stacks 492, 494, and 496. The LRT track runs around the fifth or sixth storey, so choosing a higher floor can help minimise any noise. That said, because the open plot it faces is still not built, you will likely face a couple of years of construction once you’ve moved in.For privacy, stacks 406 and 490 are ideal, although do get a unit on the higher floor, anything above the 7th floor.
