Berlayar Residences stole the spotlight in the October 2025 BTO sales exercise, one of two new Bukit Merah projects launched this round. Set within the brand-new Berlayar estate, it forms part of the future Greater Southern Waterfront stretching from Pasir Panjang to Marina East. The other is Redhill Peaks, its quieter sibling that may lack the waterfront views but makes up for it with its proximity to Redhill MRT. For nature lovers, there’s the nearby Labrador Nature Reserve and the Berlayer Creek, a mangrove ecosystem that’s part of the nature reserve, featuring an elevated boardwalk open to the public.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/a1805b7f-3831-4fcc-be76-c4f5a3a57131-blob" width="1200" height="675"></figure>The West Coast Highway, Telok Blangah Road that borders a part of the BTO. It gets noisy! So keep that in mind if your stack faces this.&nbsp;&nbsp;Telok Blangah MRT is also within walking distance (about five minutes or less), which means you’re just one stop away from the massive shopping mall that is VivoCity. If you would rather walk, it’s roughly a 20-minute stroll. For something closer (around 13 minutes away), there’s Alexandra Retail Centre (ARC), which offers a good mix of F&amp;B options and a FairPrice supermarket.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/b12c35bd-021b-4cf4-afec-12d3e21a05f9-blob" width="1200" height="675"></figure>Telok Blangah MRT is a short walk away.&nbsp;For your everyday needs, you can cross the West Coast Highway via the overhead bridge where there's a small coffee shop right on the other side. Walk just a bit further to get to the Telok Blangah neighbourhood centre, where you’ll find more a wide variety of shops, supermarkets, plus the Telok Blangah Market and Food Centre for your daily groceries and affordable hawker fare. Will be opened early next year.&nbsp;&nbsp;Less than a 5-min walk away is Bukit Merah Town Centre, a vibrant spot with a bus interchange, a two-storey FairPrice supermarket, a popular food centre, fast-food joints, a polyclinic, and several neighbourhood-style retail shops. So really, you won’t be short on amenities here.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/012e7d2d-f424-4a17-8173-7c92622bd85b-blob" width="1200" height="677"></figure>The F&amp;B options next to Redhill MRT.&nbsp;While there isn’t surrounding greenery, the Green Corridor’s about a 10-min walk away, so you’re never too far from a dose of nature.Within a 1km radius, you’ll find several primary schools, including Alexandra Primary, Gan Eng Seng Primary and Zhangde Primary School.&nbsp;<h3>Which unit to go for at Berlayar Residences &nbsp;</h3>2-room<figure class="image"><img style="aspect-ratio:1920/1785;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/abda4b1c-6d2a-4457-8bb1-c14411525f86-blob" width="1920" height="1785"></figure>Not a lot of options if you’re going for the Type 1 units. There are only two stacks: 240 and 242. Both face the pavilion with the drop-off porch, which can get busy and noisy, so we would recommend avoiding the lower-floor units for those stacks. Between the two, 242 might be the better pick, since you’re less likely to be staring into your neighbour’s kitchen and service yard.We like the Type 2 stacks better for the 2-room units. They’re larger (and just a bit pricier), and they’re also located in blocks closer to Telok Blangah MRT. Stacks 228 and 230 even offer park views. Higher-floor units at stacks 204 and 206 might also get partial waterfront glimpses, though that’s not guaranteed, since there’s a future high-rise planned right in front of Berlayar Residences.The inward-facing stacks (204, 206, 224, 226) could pick up some noise from on-site facilities like the preschool and playgrounds, while the outward-facing ones (200, 202, 228, 230) may get traffic noise from the busy West Coast Highway. While both face toward the waterfront, it’s not entirely certain if they’ll actually get waterfront views, since there’s a future high-rise residential plot planned right in front of the BTO.That said, both stacks are still pretty decent and relatively quiet, as they don’t face any on-site facilities and are positioned away from the West Coast Highway. However, they do face a crossroad and a future bus stop, which could get a little busier depending on future traffic conditions. Once the 3D model is up at HDB Hub, it’s worth checking out to get a better sense of which stacks might enjoy unblocked views. At this stage, it’s still unclear which units will have waterfront views especially since there’s a future high-rise development planned in front of the site. That said, the stacks with the best potential for waterfront views are 208, 210, 220, 222, 232, and 234.If peace and quiet are a priority, go for stacks 232 or 234. For better privacy, consider stack 216 or the higher-floor units at 212, 214, 232, and 234. If you prefer a bit more privacy, stacks 149 above the 7th floor are a good bet. And if peace and quiet matter most, stacks 101, 103, and 129 are your safer picks for quieter living. It’s best to avoid the units facing Jalan Bukit Merah if you value peace and quiet, as that road can get pretty busy. These Jalan Bukit Merah-facing stacks on the lower floors also look directly into the carpark. We also like the units at stack 109, as well as the higher-floor ones (above the 7th floor) at stacks 123, 137, and 139 for added privacy.If you’re after relatively unblocked views, consider units above the 7th floor at stacks 121 and 123, or above the 15th floor at stacks 139 and 141.
