There were two Ang Mo Kio BTOs (both categorised as Plus flats) launched in June, both of which are situated relatively close to the Mayflower MRT station. Despite its central location, the area felt surprisingly peaceful when I visited. There was a steady stream of traffic along Ang Mo Kio Ave 1, but foot traffic was remarkably light, a good thing if you're not a fan of crowds outside your doorstep.<figure class="image"><img style="aspect-ratio:1080/609;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/80be2969-a24f-42b1-9c79-e00f3436be71-blob" width="1080" height="609"></figure>Site for Kebun Baru Breeze. Most of it is unsheltered though, so you'll probably want to keep an umbrella handy. Alternatively, you can cut through the park to reach Bright Hill MRT, which will eventually become an interchange station with the upcoming Cross Island Line. Beyond that, you'll find Kebun Baru Food Centre about a 15-min walk away, while a coffee shop and supermarket at Blk 260 are roughly six minutes on foot. There's also a Sheng Siong at Blk 233 that's around nine minutes away. You won't have a shopping mall at your doorstep, but daily essentials are comfortably covered.<figure class="image"><img style="aspect-ratio:1080/608;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/55246f85-8736-4b3a-a192-4da54923bd72-blob" width="1080" height="608"></figure>A 24-hr Sheng Siong's located a 9-min walk away from Kebun Baru Breeze&nbsp;Families eyeing the project will probably pay close attention to the schools nearby. Based on current estimates, Ai Tong School, Ang Mo Kio Primary School and CHIJ St Nicholas Girls' School are all likely to fall within the coveted 1km radius.Kebun Baru Ridge: Kebun Baru Ridge has one clear advantage over Breeze: it's noticeably closer to Mayflower MRT. The walk takes under 10 minutes, which can make a surprisingly big difference when you're rushing to catch a train or trudging home after a long day.The project is surrounded by a mix of older HDB blocks, a condominium and low-rise cluster housing, giving the neighbourhood a more varied residential character compared to many newer estates. When I visited, the area felt fairly quiet overall. Traffic along Ang Mo Kio Ave 2 was manageable, though things naturally get busier during school pick-up and drop-off hours thanks to the nearby CHIJ St Nicholas Girls' School.<figure class="image"><img style="aspect-ratio:1080/608;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/813b67db-06ce-4c0b-aef2-27457fabbe83-blob" width="1080" height="608"></figure>Site for Kebun Baru Ridge. Residents will have a mini-mart, shops and an eating house right within the development itself, which should cover the basics. For a wider selection of food and everyday conveniences, Mayflower Market and Food Centre is about an 8-min walk away. The surrounding neighbourhood centre is quite lively too, with plenty of retail shops and eateries clustered around it.<figure class="image"><img style="aspect-ratio:1080/609;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/f840302a-c614-4345-8b3d-4534c95da048-blob" width="1080" height="609"></figure>Mayflower Market and Food Centre.&nbsp;For families, the school situation is also going to be a major consideration. For Ridge, Ang Mo Kio Primary School, CHIJ St Nicholas Girls' School and Mayflower Primary School are all expected to fall within the 1km radius.<figure class="image"><img style="aspect-ratio:1080/609;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/016aad75-78bc-4c2d-aac8-0165bac3c974-blob" width="1080" height="609"></figure>&nbsp;CHIJ St Nicholas Girls' School's located nearby.&nbsp;While Kebun Baru Ridge scores points for being closer to the MRT, Kebun Baru Breeze has a couple of advantages of its own. Being right next to Bishan-Ang Mo Kio Park is a big one, especially if you enjoy having a massive green space practically at your doorstep. Its proximity to Ai Tong School may also tip the scales for some families.It's also worth paying attention to the unit mix before making your decision on which BTO to go for. Kebun Baru Ridge offers 3-room and 4-room flats, while Kebun Baru Breeze comes with 2-room Flexi and 4-room units. Depending on your household size and future plans, that alone could narrow down your options pretty quickly.<h3>Which unit to choose for Kebun Baru Breeze and Kebun Baru Ridge</h3><h4>Kebun Baru Breeze</h4>2-room<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/c1932db7-fd1b-498e-8b22-d8e498a21daa-blob" width="1920" height="1357"></figure>Consider stacks 205, 207, 209, 211 and 214 if you are after views of Bishan-Ang Mo Kio Park. I would lean towards the higher-floor units though, as they will do a better job of reducing traffic noise and fumes from the adjacent Ang Mo Kio Ave 1.For a cooler home with less afternoon sun hitting the main living spaces, stacks 223, 233 and 235 are likely to be your best bets.The stacks with the best privacy are 203, 205 and 213. These are all Type 1 flats, however. If you are looking at a Type 2 unit, a higher-floor home (above the 6th storey) at stack 235 would be a better choice if privacy is a concern.If a quieter environment is your priority, stack 223 stands out as a good option. The higher-floor units at stacks 201 and 203 are also decent picks.4-room<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/13f4d340-5e17-45ce-a802-fcd6f015238d-blob" width="1920" height="1357"></figure>For the 4-room flats, the higher-floor units at stacks 237, 239, 241 and 243 should enjoy views of Bishan-Ang Mo Kio Park. I would strongly recommend going for a higher floor if possible, as it will help reduce noise from the nearby playground, pavilion and fitness station, while also putting a bit more distance between you and the traffic along Ang Mo Kio Ave 1.If keeping the home cool is a priority, stack 231 is likely the better option. Stack 237 stands out for privacy, while stack 221 is probably the quieter choice if you're more sensitive to noise.<h4>Kebun Baru Ridge</h4>3-room<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/93eb1058-f2c3-4ae5-bd9d-8770263e2e50-blob" width="1920" height="1357"></figure>Only stack 106 faces the low-rise cluster housing at Kebun Baru Ridge. If you can secure a unit from around the 5th storey upwards, you should enjoy relatively unblocked views, which is a rarity in a fairly built-up neighbourhood.If you're after a cooler flat, stacks 122, 144 and 148 are likely your best options. For privacy, stacks 106 and 144 stand out. That said, for stack 106, I would recommend aiming for at least the 6th storey if privacy is a key consideration.For those who prioritise peace and quiet, stacks 130 and 148 are probably the strongest picks.4-room<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/246ff6c7-ea1a-4c67-afa7-eeffb8520df7-blob" width="1920" height="1357"></figure>Compared to Kebun Baru Breeze, Kebun Baru Ridge gives 4-room flat buyers a lot more stacks to choose from. If unblocked views are your priority, stack 108 is probably the standout option. I would d recommend aiming for a unit above the 5th floor to make the most of it.A high-floor unit at stack 100 (think 13th floor and above) also looks promising for cross-ventilation. If you're hoping for a cooler home with minimal afternoon sun, stacks 100 and 146 are likely the strongest contenders.For privacy, consider stacks 110, 116 (above the 11th floor), 138 (above the 6th floor) and 146 (above the 11th floor). If noise is a bigger concern, then you have options with stacks 100, 112, 114, 132, 134, 136 and 150.&nbsp;
