Getting a unit at either Sembawang Brook or Sembawang Portico’s almost akin to venturing into a brave new world. But there is quite a bit to look forward to.Both Sembawang Brook and Sembawang Portico will sit within the upcoming Sembawang North estate, where residents can expect a new neighbourhood centre, a 1-hectare park with playgrounds and fitness stations, plus an extensive network of cycling paths and walkways. A landscaped green spine, known as the Community Avenue, will also connect the existing neighbourhoods in southern Sembawang to the future waterfront district on the former Sembawang Shipyard site.<figure class="image"><img style="aspect-ratio:1216/874;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/d1ce783d-b5d0-4b1b-8e3f-bbc5d25c2392-blob" width="1216" height="874"></figure>Map for Sembawang NorthThat said, this is very much a long-term story. The full transformation is expected to unfold over the next decade, so you'll need a little patience. Construction's already underway for both BTOs&nbsp;The upcoming developments also take plenty of cues from Sembawang's naval heritage and colonial architecture, and these two BTOs are no exception. In fact, Portico is a nod to the covered entranceway that's a defining feature of the iconic black-and-white bungalows found around the estate.Closer to home, Sembawang Brook will have its own standalone commercial block with handy everyday conveniences, including a minimart, shops, an eating house and a preschool. There's also a site reserved for educational use next to Sembawang Brook, which could potentially become a future primary school. &nbsp;<h3>Which unit to choose for Sembawang Brook and Sembawang Portico</h3>Sembawang Brook features a long-ish layout with stacks having mostly a Northwest or Southeast facing, while Sembawang Portico has a more blocky layout with stacks that feature a North-South orientation. Most stacks in these two BTOs are encircled with either residential blocks or a school site. Sembawang Brook’s also just a twinge closer to the industrial zones. &nbsp;Sembawang BrookGo high enough in one of Sembawang Brook's northwest-facing units, and you may even be get views of the Johor Strait, as the outlook is mostly over lower-rise industrial buildings.&nbsp;2-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/66032ab1-1b74-445e-8b0f-1de9c0b852dc-blob" width="1920" height="1357"></figure>For quiet: 108 and 110For privacy: 178. It’s not a corner unit though, so you will still have neighbours passing by your entranceFor a cooler unit away from the afternoon sun: 178, 184, 186 &nbsp;3-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/fad0babd-fa1a-41ec-9951-2de9b8aa9b64-blob" width="1920" height="1357"></figure>There aren't many 3-room stacks to choose from. For better privacy, I would lean towards stacks 166 and 168 over stack 116, preferably on the higher floors to reduce the impact of noise from the future school. Just bear in mind that you'll likely have to live with some construction noise and dust even after moving in.That said, if keeping your home cooler is the priority, stack 116 may be the better pick. It doesn't get much of the afternoon sun, although it does face areas with more human activity, so don't expect it to be the quietest option.&nbsp;4-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/d9a080e2-9b6c-429b-9385-729d81357b0c-blob" width="1920" height="1357"></figure>For quiet: 106, 156For privacy: These stacks do face neighbouring buildings, but since they're all shorter than the BTO blocks, a higher-floor unit should still enjoy decent privacy. I would look at stacks 106 (above the 8th floor), 134, 174 and 188.For a cooler unit away from the afternoon sun: 180, 182&nbsp;5-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/d9c65192-23fa-494b-8308-9f71e2ba377f-blob" width="1920" height="1357"></figure>For quiet: 112For privacy: 160 (go for a higher floor), 172 &nbsp;3Gen:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/4c243b02-20b8-438d-8e9f-d2632cff705d-blob" width="1920" height="1357"></figure>There's only one stack to choose from if you're eyeing a 3Gen flat. It's a fairly decent option overall, although it does face the MSCP's carpark ramp, so you may have to contend with some traffic noise and the occasional vehicular fumes. I would recommend going for a unit above the 8th floor to minimise the impact. &nbsp;Sembawang Portico2-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/c7777149-7a36-471d-ac5a-f4faa59012e1-blob" width="1920" height="1357"></figure>For the 2-room stacks at Portico, I prefer the ones at block 433A. If you’re going for the Type 2 ones, make sure you choose a unit that’s above the 7th floor so you won’t have people looking in from the carpark. &nbsp;3-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/f55d55ff-896d-4c3e-bc2f-d17cf3b821c6-blob" width="1920" height="1357"></figure>For the 3-room flats, I would recommend the outward-facing stacks, 419 and 431. They offer better privacy and are likely to be the quieter options too. That said, they do face a future road, so it's hard to say how busy traffic will eventually be. The good news is there's still a reasonable setback from the road, which should help. Between the two, I would give stack 419 the edge as it's slightly further from the lift lobby, offering a little more privacy.As for the inward-facing stacks, your front door enjoys a fair bit of privacy since it’s located at a corner. The trade-off is that your windows overlook neighbouring blocks and, on the lower floors, the MSCP. So while they're decent from the corridor, they aren't the most private overall.&nbsp;4-room: &nbsp;<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/7f85b483-724b-441f-af37-3c10a8051c3b-blob" width="1920" height="1357"></figure>Stack 417 is easily the standout if privacy is your top priority. Being a corner stack, it doesn't directly face another block within the development, making it the most secluded option.As for stacks 461 and 463, they overlook the existing primary school, so they won't be the quietest pick. That said, if you opt for a unit above the 5th floor, you'll clear the neighbouring high-rise and enjoy a much more open outlook.&nbsp;5-room:<figure class="image"><img style="aspect-ratio:1920/1357;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/ab032c01-f2c1-449b-a54e-2cc95c97a825-blob" width="1920" height="1357"></figure>If you're after a cooler flat or prefer a sunnier service yard for air-drying laundry, stacks 437 and 459 are your best bets. For privacy, I would shortlist stacks 437 and 469. And if a quieter living environment is your priority, stacks 465 and 467 would be my picks.
