Whether you're a die-hard Eastie, a Westie thinking of converting, or someone who just travels often and needs easy access to the airport, Simei Symphony’s shaping up to be a pretty awesome BTO to land. There wasn’t a ton of foot traffic around, even though the area’s surrounded by quite a number of HDBs and private homes.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/16c631de-49a7-4728-9822-ce050c4970f9-blob" width="1200" height="677"></figure>Site for Simei Symphony&nbsp;&nbsp;Vehicular traffic, though, is busy. Both Simei Road and Upper Changi Road border parts of the BTO site, and they also connect to PIE entrances and exits. Each has about four lanes going one way, so they’re pretty major roads. It’s something to consider, especially if you’re eyeing a unit in a stack that looks over them.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/cdbf5629-a0d0-4138-a635-f47f8036167b-blob" width="1200" height="675"></figure>Upper Changi Road&nbsp;Jalan Tiga Ratus is a much quieter street, with few vehicles passing through. If you’re after an outward-facing unit, I would recommend picking stacks that overlook this road. These stacks also face low-rise private homes, about five storeys tall, so you’ll likely get pretty decent unblocked views if you go for a higher-floor unit.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/58a576c2-789c-4a16-81a9-3141f30ef422-blob" width="1200" height="675"></figure>The terrace homes along Jalan Tiga Ratus&nbsp;Apart from vehicle noise, stacks facing Simei Road may also lose out on views, since the site across the road is zoned for high-rise residential. It’s empty for now, but that might not be the case for long.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/dfdb8c0c-9786-451b-b6df-7bf2a3e06567-blob" width="1200" height="675"></figure>Across the BTO, that empty plot of land along Simei Road is zoned for high-rise residential&nbsp;&nbsp;Because of its proximity to the airport, you will realise that the blocks aren’t very tall at Simei Symphony. You’ll also likely hear the occasional airplane passing by. I actually spotted one or two during my time there.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/67ecd963-5220-4da3-9851-e9fd8f7e806f-blob" width="1200" height="675"></figure>Is it a bird? Is it a plane?&nbsp;&nbsp;Speaking of the airport, the nearby Tanah Merah Country Club leases will be expiring in 2035 and 2040. For now, there aren’t any concrete plans for what the land will be used for. But given how close it is to the airport, the authorities are looking into land uses that could have synergies with it. So there might be more things coming up in the area?Public transport: Public transportation shouldn’t be an issue, with one of the exits of Upper Changi MRT station (on the Downtown Line) located right next to the BTO. For now, the escalators at this MRT exit aren’t open yet, so access is only via a lift, but they’ll likely be operational soon once there’s more demand in the area. The buses there take you to several spots in the East like Pasir Ris, Tanah Merah and even all the way to Bugis.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/a23a9439-e87c-491e-ac93-e9afd410fe4b-blob" width="1200" height="675"></figure>The bus stop's located right in front of the BTO, along Simei Road&nbsp;Amenities: Not a lot of amenities in the immediate vicinity for now. But there will be an eating house and supermarket on site. If you want more more comprehensive options, your best bet is about a 13-15-min walk away at Simei MRT (on the East-West Line), where you’ll find a Giant supermarket and Eastpoint Mall, a medium-sized mall that packs a punch in F&amp;B options and has plenty of retail stores, plus a FairPrice supermarket. Other primary schools nearby include Chongzheng Primary School, East Spring Primary School, Tampines Primary School, as well as Yumin Primary School.&nbsp;<h3>Unit Analysis for Simei Symphony: Which Unit to Choose?</h3>&nbsp;Simei Symphony offers up 2-room Flexi, 4-room and 5-room units. Here's the approximate distance between the stacks.
