With one of the shortest waits among the July 2025 BTOs and a prime spot near plenty of amenities, Clementi Emerald has plenty going for it. It’s close to the AYE entrance and sits along one of Singapore’s busiest roads, especially during peak hours. It can get quite busy, especially as you move closer to the MRT area.There are two schools next to the site as well, so that adds to the pedestrian traffic in the area particularly during peak periods. However, the main drop-offs for the schools is in another area.Some stacks also overlook the school’s football field. In addition to during school hours, it does see some use on weekends, so it can get a little noisy. Take note if you’re going for a lower-floor unit on those stacks.&nbsp;Public transport: In addition to the bus stop along Clementi Ave 6, there are also bus stops along Commonwealth Ave West that offer even more travel options. On the BTO side of the road, you can catch buses heading towards Joo Koon, while crossing the road will get you buses that go directly to town and the CBD.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/9dfe028c-03ed-488f-96af-a76046ee5cd2-blob" width="1200" height="675"></figure>The bus stop along Commonwealth Ave West&nbsp;Clementi MRT on the East-West Line is about a 9-min walk from the BTO. When I walked the route, it actually felt a little longer since most of the route isn’t sheltered. Still, it’s a walkable distance, and there might be shelters built in the future since the area will eventually have a polyclinic.Amenities: The main amenities are centred around the MRT, with Clementi Mall being one of the key shopping spots for Clementi Emerald. And within the BTO itself, commercial lots will be set aside for a mini-mart and other shops to meet your day-to-day needs.Primary schools: For families with schoolgoing children, you are potentially looking at Clementi Primary School, Nan Hua Primary School, Pei Tong Primary School, and Qifa Primary School within a 1-km radius.&nbsp;<h3>Unit Analysis for Clementi Emerald: Which Unit to Choose?</h3>&nbsp;Clementi Emerald offers up 2-room Flexi, 3- and 4-room units. When I visited, it wasn’t particularly noisy, but since a substation handles high voltages and currents, it may generate some heat, so it’s best to opt for a higher floor.A higher floor also gives you better, unblocked views, and if you go above the 7th floor, you’ll avoid most of the vehicle noise from the adjacent multi-storey carpark. Stack 134 is also slightly more private as it’s a corner unit, but stack 132 might see a bit more wind.Do note, though, that these two stacks are close enough to pick up some traffic noise and possibly faint MRT track noise, although there’s still a reasonable distance from both the road and train tracks. They’ll also receive strong afternoon sun from the northwest, especially on higher floors (7th and above). Stack 134 will also get the morning sun, so it’s probably going to be a pretty warm apartment.If you’re going for a 2-room Type 2 unit, these face inward and overlook the onsite amenities like the playgrounds and fitness corners, which could mean some noise on the lower floors.Stacks 126 and 128 are better options if you want a cooler unit, as they’re likely to be shaded from the afternoon sun by neighbouring stacks. For privacy and a quieter spot, stack 104 is a good pick. It’s a corner unit that doesn’t directly overlook another stack. It also hassome morning sun, while lower floors may be partially shaded from the afternoon sun by the neighbouring block.Stack 130, on the other hand, faces the playground and fitness stations, so lower floors may be noisier. It also gets afternoon sun from the northwest, and privacy is limited since it overlooks other stacks and sits near the lift lobby. Its saving grace is that it may be breezier than the others.For stack 136, aim for a higher floor (above the 8th) to avoid views of the future polyclinic, which will likely be 3 to 7 storeys tall. This stack has good privacy thanks to its distance from the opposite block, though it’s also close to the lift lobby. Just go for a higher floor since it’s close to the school field. Keep in mind, though, that it will get afternoon sun from the southwest.For quieter options, stacks 106 and 108 work well. They face the adjacent BTO’s pavilion, but the distance is enough that noise from activities there should be minimal.If unblocked views are what you’re after, school-facing stacks like 110, 112, 120, and 122 are good choices for higher floors (above the 5th). Stacks 116 and 118 also offer unblocked views if you pick units above the 7th floor.
