There are two BTOs launched in Bukit Merah this time, both unsurprisingly classified as <a href="https://www.hdb.gov.sg/cs/infoweb/residential/buying-a-flat/finding-a-flat/standard-plus-and-prime-housing-models">Prime BTOs</a>. The area is surrounded by a mix of condominiums and public housing (lots of towering blocks here), and with all the new BTOs coming up, it’s set to become a fairly bustling neighbourhood, if it already isn't.&nbsp;Alexandra Road, which borders the BTO, is a particularly busy 4-lane road, with buses frequently passing by thanks to the nearby bus stop.On the other side of the BTO is the Alexandra Canal, complete with a park connector. Stacks facing this side enjoy picturesque waterfront views, especially for the lower floors. From what I've seen, the walkway is well-used, especially during peak hours in the mornings and evenings, with plenty of dog-walkers, cyclists, joggers and residents commuting to and from work.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/a74dfd5c-6dde-4c9b-97e8-cdb87df6bf63-blob" width="1200" height="677"></figure>View of Alexandra Canal from the Alexandra Peaks site&nbsp;Alexandra Vista<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/15d5d5e2-5369-45e2-8a46-a93f574022e3-blob" width="1200" height="677"></figure>Site for Alexandra Vista&nbsp;Set further in, Alexandra Vista is tucked away in a quieter spot near the end of the Alexandra Canal, close to the ‘Water Play Area.’ When I visited, much of that area was closed off or under renovation, so it felt a bit lifeless and not particularly well-maintained. That said, if you prefer a calmer environment, this BTO is the quieter option between the two.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0d23cee3-189c-4983-88f7-fe0ee67fc15a-blob" width="1200" height="677"></figure>Much of the water play area was closed off during my site visit to the area around Alexandra Vista&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/60a0f8f6-86e4-4912-ad74-6243673d6020-blob" width="1200" height="675"></figure>Even in spots where it wasn't closed off, it didn't look particularly well-maintained either&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/a7970af1-e7ce-46ee-9f13-8385b193188a-blob" width="1200" height="677"></figure>Alexandra Vista sits at a much quieter end of the Alexandra Canal&nbsp;The site is largely bordered by Crescent Girls’ School, so you may occasionally hear the usual sounds of school activity. In particular, stacks at Block 112A (127, 129 and 131) sit right next to the open basketball court at the school, and I did hear quite a bit of the physical education sessions that were going on during my visit.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/8204c613-e02b-47a4-aa37-3fd3e2f26381-blob" width="1200" height="675"></figure>Alexandra Vista's partially surrounded by Crescent Girls' School (seen at the back of picture)&nbsp;Another road bordering Alexandra Vista is Tanglin Road. It's also busy, though less so than Alexandra Road. It also connects to a mosque and a church close to the BTO, so you can expect heavier traffic in the area during religious events or festivals.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/43c6d3af-d2cf-4c74-9e1f-7e6bb7a5c01d-blob" width="1200" height="675"></figure>Tanglin Road gets busy too&nbsp;<h4>Public transport:</h4>&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/96d4815b-cbcf-4d4f-87d9-60c9d00a5df4-blob" width="1200" height="675"></figure>The Bukit Merah BTOs are within walking distance to Redhill MRT, although not exactly doorstep convenience if I'm being honest!&nbsp;&nbsp;Alexandra PeaksIf you’re coming from Redhill MRT, Alexandra Peaks is about a 10-min walk. Part of the route is sheltered if you use the overhead bridge, though there’s also a pedestrian crossing option if steps aren't for you.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/466598f9-5818-4892-a0a7-9ea2118b818b-blob" width="1200" height="675"></figure>The pedestrian overhead bridge seen at the far end of the picture provides you with a somewhat sheltered access to the MRT from Alexandra Peaks BTO&nbsp;The bus stop along Alexandra Road (in front of the first Alexandra Peaks BTO) offers buses to the CBD and Outram Park, as well as neighbourhoods like Toa Payoh and Hougang.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/3dbd8395-5629-4172-b5b4-c9d5bf71b6b8-blob" width="1200" height="675"></figure>Bus stop along Alexandra Road and right in front of the first Alexandra Peaks BTO&nbsp;Alexandra VistaAlexandra Vista is slightly further from Redhill MRT, with a walk of around 15 minutes. It's not the shortest of routes. Its nearest bus stops are along Tanglin Road, with buses that connect to nearby areas like Tiong Bahru and Buona Vista, as well as further destinations such as Hougang, City Hall, Katong and Bedok.&nbsp;<h4>Amenities:</h4>&nbsp;Most of the nearest existing amenities for both BTOs are clustered around Redhill MRT station, within ARTRA, a mixed-use condo. I even spotted dedicated pickleball courts that were well-utilised during the time I was there.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/46212147-c8c6-421b-bbc9-e997e01a4d4d-blob" width="1200" height="677"></figure>Pickleball courts at the Delta Sports Centre&nbsp;Because both Alexandra Peaks and Alexandra Vista are a little further away from these main amenities, each BTO will also feature its own on-site facilities. Alexandra Peaks will include a mini-mart, shops and an eating house (at blk 140 in the first Alexandra Peaks site), while Alexandra Vista will offer a full supermarket, shops and an eating house.&nbsp;<h4>Primary schools:</h4>&nbsp;Primary schools that are potentially within a 1-km radius of Alexandra Peaks BTO are Alexandra Primary School and Gan Eng Seng Primary School. For Alexandra Vista, these will be Alexandra Primary School, Gan Eng Seng Primary School and Queenstown Primary School.&nbsp;<h3>Unit Analysis for Alexandra Peaks: Which Unit to Choose?</h3>&nbsp;The great thing about Alexandra Peaks is that none of the stacks face directly into another nearby stack, so you get a decent amount of privacy, open air and even some views. &nbsp;<h4>3-room</h4><figure class="image"><img style="aspect-ratio:1920/1112;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/9ede65c4-6384-4d4e-a698-3058c43e86fd-blob" width="1920" height="1112"></figure>There are only two stacks to choose from if you’re going for a 3-room unit. Both face the Alexandra Canal, but stack 118 offers a better waterfront view and less traffic noise. It does, however, overlook the adult fitness station, so keep that in mind if you’re considering a lower-floor unit.Stack 108, on the other hand, sits next to Prince Charles Crescent, so you’ll likely hear some traffic. There’s also a small pedestrian crossing nearby with fairly high foot traffic. Stacks facing towards Alexandra Road are buffered by a distance of roughly 42 metres, so while you won’t get the full brunt of traffic noise, some sound will still travel.If you prefer quieter stacks, 100 and 102 are good choices, though they’re next to the lift lobby, which means less privacy. Stack 110 overlooks Prince Charles Crescent and the pedestrian crossing, so a higher-floor unit is recommended if you pick this. Corner stacks like 106, 120 and 122 are also solid options if privacy is a priority.All 4-room stacks will receive some afternoon sun at different times of the year, depending on whether it comes from the north-west or south-west. Aim for a unit above the 6th floor to avoid carpark fumes and noise. This also applies to stack 123. Stack 121 is a corner unit, so you’ll enjoy more privacy. Both stacks face east, meaning you’ll get the morning sun. For stack 121, there may also be some northwest afternoon sun at certain times of the year, though it would mostly hit part of your wall rather than directly through the windows.&nbsp;For Type 2 units, stacks 101, 103, 105, 127, and 129 generally enjoy unblocked views. If your unit faces Crescent Girls’ School, choose one above the 5th floor for a less obstructed view.Stacks 101 and 103 likely face the school’s outdoor carpark and are near the drop-off points, while stacks 127 and 129 sit close to the school's basketball court, which is active during school hours so lower-floor units here may hear more noise. Stacks 105 and 107 overlook the on-site amenities (preschool, supermarket, eating house, and shops), so expect more foot traffic and sound in that area.For privacy, stacks 101, 105, and 129 are solid choices. Stacks 125 and 131 may also enjoy partial, angled canal views since they face eastwards,For unblocked views, stacks 113, 131, and 139 are good choices if you pick a unit above the 5th or 6th floor. For Stack 115, opt for above the 16th floor to avoid being completely blocked by the opposite condo buildings and to potentially enjoy city views.&nbsp;Every 4-room stack faces some potential noise source, so higher floors are ideal here. For privacy, choose stacks that aren’t facing directly into an opposite stack or block and away from the lift lobbies. Stacks 125 and 131 are good options.
