Woodleigh Village BTO Quick Siteplan Analysis

Again for this exercise, I have included the measurements of the estimated distance of the stacks to the roads and neighbouring residential units. This will give you an idea of roughly how close certain stacks are near the roads. For this BTO project, I noticed that the roads are considerably much nearer to the stacks when compared to the Woodleigh Glen project.

Here are some photos of the BTO site when our team visited the area on a weekend evening.

The popular units will be picked based on the following desirable attributes:

1. Park view; 2. Unblocked view; 3. Non-west facing; 4. Home privacy and; 5. 'Private' corridor.

Lastly, please refer to the write up here to find out how you can mitigate the effects of undesirable attributes (such as the western sun etc) on a HDB unit. :)

For homeowners who want to enjoy the park view. Blk 201A: Stack 54 & 56*^ Blk 201B: Stack 70*^ & 72*^ Blk 201C: Stack 92*^~, 94, 96*", 98 & 100*

* These stacks will experience the western sun.

Avoid this stack if you want to avoid the dust and noises from the roads.

"Avoid this stack if you do not wish to stay so near the Electrical Sub-Station.

~ Avoid this stack if you wish to avoid human traffic from the lifts.


For homeowners who want to enjoy the relatively unblocked view (not directly facing into any of the neighboring units). Blk 201A: Stack 50* & 52* Blk 206B: Stack 68^ * These stacks will experience the western sun.

Avoid this stack if you want to avoid the dust and noises from the road junction.


For homeowners who want to get away from the western sun.

Blk 201A: Stack 54 & 64^" Blk 201B: Stack 68^, 80, 86^ & 90^ Blk 201C: Stack 94*, 98, 106* & 110

^ Avoid this stack if you want to avoid the dust and noises from the road.

*Avoid this stack if you do not wish to stay so near the Electrical Sub-Station.

" Avoid this stack if you wish to avoid human traffic from the lifts.


For homeowners who wish to get some home privacy, these are the following units which visitors cannot peek into the unit when they walk past the corridor.

Blk 201A: Stack 54, 56, 62* & 64* Blk 201B: Stack 72, 82 & 84 Blk 201C: Stack 100 & 102

* Avoid these stacks if you wish to avoid human traffic from the lifts.

Note: All of the above stacks will experience the western sun except for stack 54 and 64.


For homeowners who wish to extend the size of their unit by purchasing the common corridor from HDB, these are the units which they can consider.

Blk 201A: Stack 54 & 64* Blk 201C: Stack 102^ * Avoid this stack if you wish to avoid human traffic from the lifts.

^ These stacks will experience the western sun.


Our team checked out the road traffic noise on a weekend evening. We observed that the traffic is moderately heavy and the level of noise ranges between 60 to 70 + decibel. However, the traffic will be heavier during the weekdays and therefore, the noise level will be much higher too.

Hence if you are someone who is sensitive to noise, aside from the stacks which are next to the roads, you should also be mindful that since Woodleigh Village is designed to be an integrated transport and residential hub, the amount of human traffic will be significantly higher than Woodleigh Glen. Therefore, since public facilities will be located on the lower floors, residents like you will experience some form of noise generated from the human activities as sound travel upwards.


Do take note that Stack 92 in Block 201C has a pretty oddly shaped living room. Thus, you might need to spend more on customized furniture in order to maximise the floor area.

Well, there is no such thing as the perfect stack. Therefore, do discuss with your partner the selection criteria prior shortlisting the units. In conclusion, based on the attributes which I have listed above, here is a summary of what each stack has to offer. As Block 201C is nearest to the Woodleigh MRT Station and also facing the Heritage Walk, it should be the most popular choice among the homeowners in this BTO selection exercise.
